1. What does a buyer’s agent do? A buyer’s agent represents the interest of the buyer throughout the property purchasing process. They assist with property searches, negotiations, due diligence, and purchasing strategy, ensuring the buyers gets the best deal.

2. How do you differ from a real estate agent? A buyer’s agent works exclusively for the buyer, while a real estate agent represents the seller. A buyer’s agent goal is to find the best property at the best price for the buyer. While a real estate agent’s goal is to get the highest price for the seller.

3. How much does a buyer’s agent cost? Every circumstance is different, so prices will vary depending on your requirements. At OBA we provide a fixed price upfront so you know your exact investment. A 15% upfront retainer is charged, with the balance payable upon unconditional exchange.

4. Do you work with all types of properties? We work with residential properties in the Maitland, Newcastle and Hunter Valley areas and investment properties Australia-wide. At this stage we do not work in commercial real estate.

5. How do you find properties for your clients? We have access to both on-market and off-market properties. We use real estate listings, industry contacts, property databases and our own network of Buyers Agent’s who are offered properties daily.

6. How long does the buying process take? It depends on market conditions and the buyer’s preferences. It can take anywhere from a few weeks to a few months depending on your requirements.

7. Will you help with negotiations? Yes – a key role of a buyer’s agent is to negotiate best possible price and terms on behalf of the buyer. We use market data and sales trends to support negotiations.

8. Do you handle the legal aspects of the transaction? No, buyer’s agents do not handle the legal aspects of the transaction. However, we work closely with solicitors and conveyancers to ensure all legal documents are in order and will explain to you every step of the process.

9. Can you assist with financing or arranging a mortgage? We cannot provide financial services, however we can recommend trusted mortgage brokers or lenders to assist with financing options.

10. What kind of due diligence do you conduct? Buyer’s agents conduct extensive due diligence, including property inspections, reviewing legal documents, checking council regulations, and assessing market conditions and trends.

11. What happens if I’m not satisfied with any of the properties you find? We will continue searching until we find a property that matches your criteria. Its important to understand and communicate your preferences clearly so the agent can find the closest possible match.

12. What is the process if I want to work with you? Typically, the process involves an initial consultation to understand your needs, signing an agreement, conducting property searches, viewing shortlisted properties, conducting due diligence, negotiating the price, and then managing the settlement process. We are with you every step of the way.

13. What if I have already found a property – can you still help? Yes, we can assist with due diligence, negotiations and handling the transaction even if you’ve already identified a property you wish to buy.

14. Are buyer’s agents regulated? Yes, buyer’s agents are licensed under state-specific legislation in Australia, which ensures they meet professional standards and operate with integrity.
