Step by Step Process

Initial consultation

We meet with you to obtained a detailed understanding of your specific needs, preferences, and budget

Engagement and agreement

We sign an agreement outlining the terms of engagement, fees, and the services to be provided.

Property search

We begin an extensive search for suitable properties, using our experience and knowledge of the market and access to both on and off-market listings. We will create a short-list based on your criteria, conduct preliminary due diligence checks such as zoning, sales history, and comparing them to similar properties in the area.

Due Diligence

For properties of interest we will arrange pest and building inspections, arrange for an initial review of the contract to ensure there are no legal issues or request strata reports if buying an apartment / townhouse.

Negotiation

Once you identify the property you want we negotiate the purchase price on your behalf. If the property is going to auction we formulate a strategy with you for auction day. Either way we will secure you the best deal based on the extensive due diligence performed to date. In addition to price we will negotiate favorable terms and conditions.

Property viewings

We arrange inspections of the shortlisted properties. We can attend on your behalf if you are not local or have time constraints, or meet you at the viewing to inspect together. We will obtain feedback after each viewing to enable us to refine the search and tailor it to your preferences.

Contract review

We will liase with your solicitor or conveyancer (don’t worry, we have trusted advisors we can recommend if you don’t have on yet) to ensure all legal aspects are in order and all relevant terms and conditions have been included. Once everything is agreed upon the contract can be finalized, the deposit paid, and contracts are exchanged between the buyer and seller

​Pre-settlement inspection

Before settlement we will arrange a final inspection to ensure the property is in the agreed-upon condition and that any repairs or inclusions have been addressed. We will work with the solicitor or conveyancer to make sure everything is ready for settlement day.

Settlement

We will coordinate with all parties, yourself, solicitor or conveyancer, bank or mortgage broker, to ensure everything goes smoothly. Final payment is made, the property title is transferred to you, and you receive the keys to your new property

Contract review

We are happy to provide you with any additional services needed, such as referrals for property managers, builders if renovations works are needed.
